We do not publish lender rates here because they change often and vary by applicant. Use this checklist to compare offers from banks and housing finance companies, and ask our team for help.
- Interest rate and whether it is floating or fixed
- Processing fee and other charges
- Prepayment and foreclosure terms
- Maximum tenure and loan-to-value ratio
- Your credit score and income documents
- Pre-approved loans for the project you choose
What to Compare in a Home Loan
- Interest rate type: floating rates move with the lender’s benchmark; fixed rates stay for a set period
- Processing fee, prepayment and foreclosure charges
- Loan-to-value ratio: how much of the property price the bank will finance
- Tenure and the total interest paid over the loan’s life
- Disbursement rules for under-construction homes (stage-wise)
- Insurance bundled with the loan and whether it is optional
Eligibility Basics
- Stable income and a healthy credit score improve the rate you are offered
- Existing EMIs reduce the loan amount you qualify for
- Lenders usually finance only RERA-registered, bank-approved projects
- A co-applicant can raise eligibility and may allow tax benefits for both
Tips Before You Apply
- Get sanction letters from two or three lenders and compare the all-in cost
- Use the EMI Calculator to test different tenures
- Ask for the rate-reset rules in writing
- Keep a buffer for stamp duty, registration and interiors, which are rarely financed
